Experienced Property Manager

We are looking for a Experienced Property Manager with a proven track record within property management. Someone that can offer outstanding communication, and is passionate about delivering excellent customer service to all of our clients whilst achieving the right results.

Office location: 421a Finchley Rd, London NW3 6HJ, UK(London)

Hours: Monday to Thursday 9am – 6pm and Fridays 9am – 5.30pm

Portfolio size: approximately 150

Role requirements:

  • Must be ARLA Propertymark qualified to Level 3
  • Have a good knowledge of Office packages (Word, Excel, Outlook)
  • Excellent communication skills, both written and spoken
  • Good organisational skills and attention to detail
  • Enjoy being part of a team working towards a common goal

Responsibilities:

  • Manage your property portfolio ensuring correct property and safety certificates are in place.
  • Arrange agreed pre tenancy requirements notified to them by a branch office, e.g. professional cleaning, smoke alarm tests etc.
  • Agree what “float” we should hold, i.e. money we retain to pay invoices on a landlord’s behalf.
  • Deal with any maintenance issues in the property whilst it is tenanted. This can involve liaising with contractors, landlords and block managers or developers for new builds.
  • Ensure accounting procedure for receiving and authorising contractor invoices is followed.
  • Ensure there is effective and efficient liaison and communication between the company, landlord and tenant.
  • Ensure contractors have the correct insurance and certification to carry out the works instructed and that records are updated and maintained.
  • Deal with insurance claims, liaising with block managers, loss adjusters, arranging estimates.
  • Inspect properties and submit reports to landlords.
  • Peruse check out reports and quantify deductions from deposits and liaising with landlords and tenants to negotiate an agreement between them. If necessary, submitting disputes to the Tenancy Deposit Scheme or responding to disputes submitted by tenants.
  • Maintain clear and constant communication between Property Management and Lettings to ensure property tenancies are completed to the required statutory requirements.
  • Work with the team to ensure landlords and tenants needs and requirements are being met and that excellent customer service is being maintained.
  • Ensure ARLA Propertymark guidelines are followed
