The same research showed that 79% of <\/span><strong>buy-to-let landlords<\/strong><span style=\"font-weight: 400;\"> plan to add one or more properties to their portfolio within the next five years. So what trends can property investors expect to see leading up to 2020?<\/span><br \/>\n<!--more--><\/p>\n<div class=\"guide-inner\">\n<h3><strong>Significant growth to come <\/strong><\/h3>\n<div class=\"whats-on-left guide-inner-left\"><span style=\"font-weight: 400;\"><img decoding=\"async\" class=\"wp-image-12451 size-medium alignleft\" src=\"https:\/\/www.benhams.com\/news\/wp-content\/uploads\/2018\/01\/shutterstock_155567879.jpg\" alt=\"\" \/><\/span><\/div>\n<div class=\"whats-on-right guide-inner-right\">\n<p>Based on strong <strong>rental yields and price growth<\/strong><span style=\"font-weight: 400;\">, Barclays predicts significant growth in four London locations before 2021. House prices in Wandsworth, south London, are expected to rise by 31.1%; in Westminster the rise is predicted to be 31.9%; in Camden the rise is predicted to be 33.9%; and Richmond Upon Thames, unsurprisingly, came out top with an expected price rise of 39.1%.<\/span><\/p>\n<p>Conflicting research by audit and tax advisory group KPMG though, shows Richmond Upon Thames bottom of the rankings for property price growth (1.5%) behind the 32 other London boroughs; including Camden at 3.18%, Wandsworth at 3.73% and Westminster at 4.27%. KPMG is looking east for its predictions of property hotspots with Hackney in particular is expected to see growth of 5.31%.<\/p>\n<\/div>\n<\/div>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"alignnone size-full wp-image-12525\" src=\"https:\/\/www.benhams.com\/news\/wp-content\/uploads\/2018\/01\/table.png\" alt=\"\" width=\"256\" height=\"255\" \/><\/p>\n<p><i><span style=\"font-size: 8pt;\">Data: KPMG\u00a0<\/span><\/i><\/p>\n<h3><strong>How will Brexit affect property prices?<\/strong><\/h3>\n<p><span style=\"font-weight: 400;\"><img loading=\"lazy\" decoding=\"async\" class=\"alignright wp-image-11197 size-medium\" src=\"https:\/\/www.benhams.com\/news\/wp-content\/uploads\/2017\/06\/shutterstock_442357747-1-200x133.jpg\" alt=\"General Election 2017\" width=\"200\" height=\"133\" srcset=\"https:\/\/www.benhams.com\/news\/wp-content\/uploads\/2017\/06\/shutterstock_442357747-1-200x133.jpg 200w, https:\/\/www.benhams.com\/news\/wp-content\/uploads\/2017\/06\/shutterstock_442357747-1-768x512.jpg 768w, https:\/\/www.benhams.com\/news\/wp-content\/uploads\/2017\/06\/shutterstock_442357747-1-900x600.jpg 900w, https:\/\/www.benhams.com\/news\/wp-content\/uploads\/2017\/06\/shutterstock_442357747-1-300x200.jpg 300w, https:\/\/www.benhams.com\/news\/wp-content\/uploads\/2017\/06\/shutterstock_442357747-1.jpg 1000w\" sizes=\"auto, (max-width: 200px) 100vw, 200px\" \/>Both reports are an example of tentative predictions of price rises in the next five years. Countrywide\u2019s chief economist, Fionnuala Earley writing for <\/span><i><span style=\"font-weight: 400;\">Homes and Property,<\/span><\/i><span style=\"font-weight: 400;\"> offers a conservative prediction of\u00a0<\/span><strong><a href=\"https:\/\/www.homesandproperty.co.uk\/property-news\/buying\/house-prices-forecast-to-rise-across-britain-over-next-two-years-a113036.html\" target=\"_blank\" rel=\"noopener\">rises of 2% in 2018 and 3% in 2019.<\/a>\u00a0<\/strong><span style=\"font-weight: 400;\"> It is clear that commentators are reluctant to expect too much in the wake of the Brexit negotiations.<\/span><\/p>\n<p><i><span style=\"font-weight: 400;\">City AM <\/span><\/i><span style=\"font-weight: 400;\">goes one step further however, suggesting that Brexit could result in a short-term dip in prices as boroughs with a high concentration of EU nationals witness an exodus. The KPMG research notes the same: &#8220;For example, French and Italian nationals make up [Kensington and Chelsea\u2019s] residents&#8230; Given its attractiveness to non-EU migrants \u2013 Americans are the largest migrant population by country of birth \u2013 it is possible that a departure of EU citizens from the borough would be compensated to some degree by stronger demand from other nationals. However, this would be contingent on the British government not imposing tighter overall migration restrictions post-Brexit.&#8221; All eyes are on the progress of Brexit in relation to the housing market.<\/span><\/p>\n<h3><span style=\"font-weight: 400;\"><strong>Renting offers convenience and flexibility<\/strong> <\/span><\/h3>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"alignright wp-image-10534 size-medium\" src=\"https:\/\/www.benhams.com\/news\/wp-content\/uploads\/2016\/05\/iStock_000027825484_Medium-Architect-with-Couple-200x133.jpg\" alt=\"\" width=\"200\" height=\"133\" srcset=\"https:\/\/www.benhams.com\/news\/wp-content\/uploads\/2016\/05\/iStock_000027825484_Medium-Architect-with-Couple-200x133.jpg 200w, https:\/\/www.benhams.com\/news\/wp-content\/uploads\/2016\/05\/iStock_000027825484_Medium-Architect-with-Couple-768x512.jpg 768w, https:\/\/www.benhams.com\/news\/wp-content\/uploads\/2016\/05\/iStock_000027825484_Medium-Architect-with-Couple-900x599.jpg 900w, https:\/\/www.benhams.com\/news\/wp-content\/uploads\/2016\/05\/iStock_000027825484_Medium-Architect-with-Couple-300x200.jpg 300w, https:\/\/www.benhams.com\/news\/wp-content\/uploads\/2016\/05\/iStock_000027825484_Medium-Architect-with-Couple.jpg 1698w\" sizes=\"auto, (max-width: 200px) 100vw, 200px\" \/><\/p>\n<p><span style=\"font-weight: 400;\">Other trends too are emerging. Tenancies are getting longer, especially at the top end of the market with more 35-45-year-olds opting for the convenience of renting.
