I\u2019ve just returned\u00a0from my latest trip to host property investment seminars in Hong Kong and each time I visit,\u00a0I\u2019m astounded by the ever increasing interest in London property. These events always\u00a0appeal to a broad mix of investors, from property professionals adding to already substantial\u00a0portfolios to first time investors dipping a toe in the London property market \u2013 but what\u00a0brings them together is their recognition of the potential of London property.<!--more--><\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter size-full wp-image-12773\" src=\"https:\/\/brlets.co.uk\/news\/wp-content\/uploads\/2018\/05\/marc-von-hong-kong-investors-seminar-large.jpg\" alt=\"\" width=\"755\" height=\"500\" srcset=\"https:\/\/www.benhams.com\/news\/wp-content\/uploads\/2018\/05\/marc-von-hong-kong-investors-seminar-large.jpg 755w, https:\/\/www.benhams.com\/news\/wp-content\/uploads\/2018\/05\/marc-von-hong-kong-investors-seminar-large-300x199.jpg 300w\" sizes=\"auto, (max-width: 706px) 89vw, (max-width: 767px) 82vw, 740px\" \/><\/p>\n<p><strong>Finding a good rental investment property<\/strong><\/p>\n<p>The focus of my recent presentations was to investigate how investors can find new\u00a0opportunities in a maturing market. Property prices have risen dramatically in recent years\u00a0and rental demand is very strong (25% of Londoners now rent privately), with the city\u2019s\u00a0population predicted to grow from its current 8.3m to 10m by 2021. But finding a good rental\u00a0investment property is now all about identifying areas of the capital that are still relatively\u00a0undervalued.<\/p>\n<p><strong>Rental investment hotspots<\/strong><\/p>\n<p>Ealing is a prime example, attracting investors in droves. During my latest trip alone, I met\u00a0six investors who had each bought apartments at the new Dickens Yard development.\u00a0Investors who purchased apartments in the first phase of the development are achieving\u00a0rental yields of 5% \u2013 6%. Even though sales prices are now increasing, buyers in the next\u00a0phase are still looking at yields of 4% \u2013 5%. Compare this to rental yields in central London,\u00a0areas like Kensington and Chelsea, where higher purchase prices mean yields are only<br \/>\naround 2% \u2013 2.5%.<\/p>\n<p>Hammersmith is another rental investment hotspot. The area is seeing massive\u00a0redevelopment and property prices are already soaring. Apartments at the new Sovereign\u00a0Court development released at \u00a3500,000 just six months ago are now selling for \u00a3675,000.\u00a0A great result for investors who bought early on.<\/p>\n<p>These are just two of the areas that investors were keen to discover more about but by no\u00a0means the only ones \u2013 overseas buyers are remarkably knowledgeable about the complexities of the market.<\/p>\n<p><strong>Feedback from our Hong Kong clients<\/strong><\/p>\n<p>We have an office in Hong Kong (one of five international offices) and our manager there,\u00a0Louise Ng, who helped to organise our seminars, was again overwhelmed by the level of\u00a0interest. She had this to say: \u201cWe hold these presentations regularly, every three or four\u00a0months, and each time I am astonished by the increasing level of interest. Even recent\u00a0changes to Capital Gains Tax for overseas investors seem to have had little effect on\u00a0demand.\u201d<\/p>\n<p>\u201cOne success story that a new client told me about was this. He recently bought his first\u00a0London property. He purchased in West London because it met his requirement for a high\u00a0yield and a purchase price of under \u00a3200k. Our furnishings subsidiary furnished the property\u00a0for him and three days later his first tenant moved in. He is already bringing in a healthy\u00a0investment income, with a property that is already rising in value. He is now planning a\u00a0further purchase quite soon.\u201d<\/p>\n<p>These are the sorts of anecdotes we hear regularly from our clients, and I think it is these,\u00a0more than any statistics that you read in the press, that really highlight why London property continues to be such a draw for overseas investors.<\/p>\n<p>I will be going with our Managing Director Anita Mehra to Kuala Lumpur and Singapore in\u00a0April to continue our series of seminars and it will be interesting to see how reaction there\u00a0compares.
