The majority, have been from\u00a0existing clients expanding their portfolios by one or two units. Also, there have been a\u00a0lot of new entrants into the London market \u2013 one new Far Eastern buyer bought a\u00a0portfolio of 17 units which we are now letting and managing. In addition, several of our<br \/>\nlarger clients have dramatically added to their portfolios, with one client adding 14\u00a0properties this year alone and another adding nine.\u201d<\/p>\n<p>Marc continues: \u201cInvestors naturally seek out good deals when buying, but the\u00a0investment is ultimately reliant not only on obtaining units rented at a good price, but\u00a0also on the agent involved being on top of everything from maintenance to credit\u00a0control. Happy tenants stay longer and will pay more,\u201d he says.<\/p>\n<p>Mr Von Grundherr believes that the landlords\u2019 best interests are currently not best\u00a0served by the majority of estate agents, as they ultimately sales agents, who also\u00a0handle lettings as a side business. \u201cThere are many who now outsource the property\u00a0management to another company,\u201d he says, \u201cleading to additional costs and third\u00a0parties liaising with clients which is not always helpful for landlords.<\/p>\n<p>\u201cAt BRRL we do not subcontract anything, and do everything in house under one roof \u2013\u00a0pre-purchase advice, lettings, property management, refurbishment (by our in-house\u00a0team of builders) and accounts (including in-house tax returns). This means that our\u00a0portfolio management service is efficient and seamless.<\/p>\n<p>\u201cAs everything is in-house the buck stops with us,\u201d he continues, \u201cand so we are able to\u00a0guarantee quality as well as offering reduced rates for maintenance.
