{"id":14979,"date":"2019-02-15T12:55:58","date_gmt":"2019-02-15T12:55:58","guid":{"rendered":"https:\/\/www.benhams.com\/news\/?p=14979"},"modified":"2020-08-18T10:27:33","modified_gmt":"2020-08-18T09:27:33","slug":"feb-2019","status":"publish","type":"post","link":"https:\/\/www.benhams.com\/news\/property-sales-market\/feb-2019\/","title":{"rendered":"The London sales market  \u2013 February 2019"},"content":{"rendered":"<p><img loading=\"lazy\" decoding=\"async\" class=\"size-medium wp-image-14985 alignright\" src=\"https:\/\/www.benhams.com\/news\/wp-content\/uploads\/2019\/02\/iStock_8034197-For-Sale-sign-on-terraces-300x201.jpg\" alt=\"\" width=\"300\" height=\"201\" srcset=\"https:\/\/www.benhams.com\/news\/wp-content\/uploads\/2019\/02\/iStock_8034197-For-Sale-sign-on-terraces-300x201.jpg 300w, https:\/\/www.benhams.com\/news\/wp-content\/uploads\/2019\/02\/iStock_8034197-For-Sale-sign-on-terraces-768x515.jpg 768w, https:\/\/www.benhams.com\/news\/wp-content\/uploads\/2019\/02\/iStock_8034197-For-Sale-sign-on-terraces-282x190.jpg 282w, https:\/\/www.benhams.com\/news\/wp-content\/uploads\/2019\/02\/iStock_8034197-For-Sale-sign-on-terraces.jpg 846w\" sizes=\"auto, (max-width: 300px) 100vw, 300px\" \/>Although temporary uncertainty around Brexit negotiations is having an effect on the housing market in London, prompting a \u2018wait and see\u2019 approach amongst many potential buyers, properties are selling and we believe the market is now bottoming out.\u00a0 The proviso is that sellers must be realistic about the price they expect to achieve.<\/p>\n<p>After decades of property price rises, the last couple of years have seen prices in London fall slightly \u2013 Nationwide, the UK\u2019s largest mortgage provider, reported that sales values in London fell by 0.8% in 2018.\u00a0\u00a0 These dips in the market usually coincide with a political or economic event and are nothing new, occurring regularly over the last few decades \u2013 the most recent, of course, following the 2008 financial crisis.\u00a0 But the London property market is nothing if not resilient and after a slowdown in the market, growth usually accelerates immediately afterwards, as pent up demand is released.\u00a0 If a buyer can hold their nerve, during a downturn is usually a good time to buy, with properties offering good value.<\/p>\n<p>So while many buyers and sellers are putting their plans on hold, even for a short while, we expect stability and confidence to return gradually once the March 29<sup>th<\/sup> deadline passes and the way forward becomes clearer.<\/p>\n<p><strong>Buyers are looking for the right opportunity<\/strong><\/p>\n<p>In the meantime, we are continuing to work with buyers looking for good opportunities to expand their London property portfolios. Buyers remain cautious and understandably, most are not in a rush to invest, but London property remains attractive in the long-term so they will purchase if the property and the price are right.\u00a0 UK-based investors are active in the market, as too are overseas investors \u2013 from China, Singapore and the UAE in particular \u2013 the weakness of sterling continues to make London property very affordable to these overseas buyers.\u00a0 Many are also buying off-plan in new developments, indicating a continuing confidence in the long term potential of the London property market.<\/p>\n<p>Of course, buyers are looking for a good deal but there are few \u2018distressed\u2019 sales around at the moment.\u00a0 Instead, we are finding that fewer properties are coming to market, limiting choice, so a knowledgeable agent who has contacts with property owners in their chosen locations, is more important than ever.<\/p>\n<p>Buyers tend to look in areas they are familiar with, or stay loyal to developers from whom they have previously bought properties.\u00a0 But we are now finding more investors looking for <img loading=\"lazy\" decoding=\"async\" class=\"size-medium wp-image-14733 alignright\" src=\"https:\/\/www.benhams.com\/news\/wp-content\/uploads\/2019\/02\/exterior-300x200.jpg\" alt=\"\" width=\"300\" height=\"200\" \/>properties beyond the traditionally popular prime central London areas in Zones 1 and 2.\u00a0 Increasingly, they are looking at developments in Zones 3 and 4 where sales prices are lower and, with rental demand high and increasing, rental yields are higher too.<\/p>\n<p>For example, a one bed apartment in the <a href=\"https:\/\/www.benhams.com\/news\/landlords\/investment-of-the-month-alaska-building\/\" target=\"_blank\">Alaska Building in Deptford<\/a>, an emerging area of regeneration in east London which is, in fact, in Zone 2, can be purchased at the moment for around \u00a3315,000 and should attract a rental of \u00a3288 per week, producing a very healthy yield of 5.14%. \u00a0\u00a0Local knowledge is essential in order to source these opportunities.<\/p>\n<p><strong>Realism is the byword amongst sellers<\/strong><\/p>\n<p>But there is no doubt that this remains a challenging market for sellers.\u00a0 Realism is key.\u00a0 Accurately priced properties are still selling well so anyone thinking of putting their property on the market should listen to the advice of their sales agent and obtain an accurate valuation.
