In particular, the current political situation in the UK, with Brexit and the Conservative leadership contest still unresolved, continues to create uncertainty and property markets do not like uncertainty! This is prompting many buyers \u2013 particularly overseas investors \u2013 to continue their \u2018wait and see\u2019 approach. Many believe that this is a <a href=\"https:\/\/www.benhams.com\/news\/landlords\/why-now-could-be-the-perfect-time-to-invest-in-london-property\/\" target=\"_blank\" rel=\"noopener\">good time to buy<\/a> because of the many opportunities out there in a subdued market.<\/p>\n<p>Low interest rates remain the most important factor for owner occupiers who can borrow at historically low rates and therefore reduce the cost of borrowing \u2013 this situation is likely to continue for several more years yet. And of course, the weakness of sterling makes <a href=\"https:\/\/www.benhams.com\/buy\/\" target=\"_blank\" rel=\"noopener\">purchasing UK property<\/a> much cheaper for <a href=\"https:\/\/www.benhams.com\/international\/\" target=\"_blank\" rel=\"noopener\">overseas investors<\/a>.<\/p>\n<p>So, while these two key factors remain steady, the long term outlook remains more positive too. A return to form can happen quite quickly when buyers\u2019 confidence is restored so an upturn in demand, when it happens, could be quite swift.<\/p>\n<h2>Benham &amp; Reeves\u2019 landlords\u2019 survey<\/h2>\n<p>We have just carried out research amongst 20,000 landlords \u2013 and the findings are very revealing.<br \/>\nInterestingly, 73% of our landlords believe that property is still the best and least volatile long-term investment.<br \/>\n61% of our landlords believe that interest rates will remain low over the next five years.<br \/>\nAnd while 72% say that Brexit has had a negative effect on their outlook on property investment, a staggering 80% still would not consider selling in the next year.<br \/>\nIn fact, 51% would consider buying another property over the next five years.<br \/>\nAnd happily, 85% of our landlords would recommend using Benham &amp; Reeves!<\/p>\n<h2>Buy-to-let investments<\/h2>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"alignright size-medium wp-image-16421\" src=\"https:\/\/www.benhams.com\/news\/wp-content\/uploads\/2019\/06\/Agent-handing-over-keys-300x200.jpg\" alt=\"\" width=\"300\" height=\"200\" srcset=\"https:\/\/www.benhams.com\/news\/wp-content\/uploads\/2019\/06\/Agent-handing-over-keys-300x200.jpg 300w, https:\/\/www.benhams.com\/news\/wp-content\/uploads\/2019\/06\/Agent-handing-over-keys-768x512.jpg 768w, https:\/\/www.benhams.com\/news\/wp-content\/uploads\/2019\/06\/Agent-handing-over-keys-1024x683.jpg 1024w\" sizes=\"auto, (max-width: 300px) 100vw, 300px\" \/>In terms of rental demand, the outlook remains positive for <a href=\"https:\/\/www.benhams.com\/buy\/buy-to-let-investment\/\" target=\"_blank\" rel=\"noopener\">buy-to-let investors<\/a>. We are currently seeing higher demand than ever for <a href=\"https:\/\/www.benhams.com\/property-to-rent\/\" target=\"_blank\" rel=\"noopener\">rental properties in London<\/a> and in many areas our <a href=\"https:\/\/www.benhams.com\/contact\/\" target=\"_blank\" rel=\"noopener\">London lettings branches<\/a> have waiting lists of referenced applicants waiting to move into homes.<\/p>\n<p>The key criteria for investors are to <a href=\"https:\/\/www.benhams.com\/new-homes\/buy\/\" target=\"_blank\" rel=\"noopener\">choose a development<\/a> that has good facilities, a high spec and good transport links and to ensure that it is in a popular location with good amenities nearby.
