But is the landscape as bleak as we\u2019re being led to believe? The short answer is no. In fact, the latest research by the Resolution Foundation show that 10% of Britons now own a second home, a buy to let property or an overseas property, up 53% since 2001. The combined worth of those properties is a staggering \u00a3941billion.<\/p>\n<h2>Property investment still outperforms traditional assets<\/h2>\n<p>Similarly, the latest research from property compliance specialists VeriSmart found that over the last decade, <a href=\"https:\/\/www.benhams.com\/buy\/buy-to-let-investment\/\" target=\"_blank\" rel=\"noopener\">investing in buy-to-let<\/a>s bricks and mortar has brought a better return than gold, cash and fine art.<\/p>\n<p>They comment: \u201cWhile adjustments to legislation may have stifled the appetite of the amateur <a href=\"https:\/\/www.benhams.com\/landlord\/established-landlord\/\" target=\"_blank\" rel=\"noopener\">buy-to-let landlord<\/a>, the sector continues to present a very lucrative opportunity and a more concrete investment than other options on the table.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"alignright size-medium wp-image-12462\" src=\"https:\/\/www.benhams.com\/news\/wp-content\/uploads\/2018\/03\/shutterstock_66193588-300x199.jpg\" alt=\"\" width=\"300\" height=\"199\" srcset=\"https:\/\/www.benhams.com\/news\/wp-content\/uploads\/2018\/03\/shutterstock_66193588-300x199.jpg 300w, https:\/\/www.benhams.com\/news\/wp-content\/uploads\/2018\/03\/shutterstock_66193588-768x510.jpg 768w, https:\/\/www.benhams.com\/news\/wp-content\/uploads\/2018\/03\/shutterstock_66193588.jpg 1000w\" sizes=\"auto, (max-width: 300px) 100vw, 300px\" \/>Despite all that has been thrown at it with changes to legislation, Brexit uncertainty and more, London is still <a href=\"https:\/\/www.benhams.com\/news\/landlords\/top-ten-rental-yields-june-19\/\" target=\"_blank\" rel=\"noopener\">offering rental yields<\/a> of 5% and above.\u201d<\/p>\n<h2>Positive shifts in the buy-to-let mortgage market<\/h2>\n<p>But not only does buy-to-let remain a sound investment with the right guidance, the sector has been helped by a change in the buy-to-let mortgage landscape.<\/p>\n<p>Rates on buy-to-let products have dropped hugely over the last few years and the driving factor behind this is the increased number of lenders entering the sector.
