As we move into the summer we are seeing greater movement in the market, with more offers coming in from potential buyers. Property owners keen to move are adjusting their prices in order to remain competitive and encourage offers so there are quite a few good deals to be had at the moment. And, with many <a href=\"https:\/\/www.benhams.com\/news\/property-sales-market\/top-rental-yields-october-2019\/\" target=\"_blank\" rel=\"noopener\">discounts available from developers<\/a>, arguably this couldn\u2019t be a better time to buy.<\/p>\n<p><!--more--><\/p>\n<h2>First-time buyers driving forward sales<\/h2>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"alignright size-medium wp-image-16664\" src=\"https:\/\/www.benhams.com\/news\/wp-content\/uploads\/2019\/07\/iStock_8034197-For-Sale-sign-on-terraces-300x201.jpg\" alt=\"\" width=\"300\" height=\"201\" srcset=\"https:\/\/www.benhams.com\/news\/wp-content\/uploads\/2019\/07\/iStock_8034197-For-Sale-sign-on-terraces-300x201.jpg 300w, https:\/\/www.benhams.com\/news\/wp-content\/uploads\/2019\/07\/iStock_8034197-For-Sale-sign-on-terraces-768x515.jpg 768w, https:\/\/www.benhams.com\/news\/wp-content\/uploads\/2019\/07\/iStock_8034197-For-Sale-sign-on-terraces-282x190.jpg 282w, https:\/\/www.benhams.com\/news\/wp-content\/uploads\/2019\/07\/iStock_8034197-For-Sale-sign-on-terraces.jpg 846w\" sizes=\"auto, (max-width: 300px) 100vw, 300px\" \/>And while many <a href=\"https:\/\/www.benhams.com\/landlord\/established-landlord\/\" target=\"_blank\" rel=\"noopener\">professional investors<\/a> continue to sit on their laurels, recognising that their biggest advantage \u2013 the weakness of sterling \u2013 is unlikely to change any time soon, it is <a href=\"https:\/\/www.benhams.com\/landlord\/learning-the-ropes\/\" target=\"_blank\" rel=\"noopener\">first time buyers<\/a> that are driving forward the current increase in activity in the sales market.<br \/>\nThese first-time buyers realise they cannot wait for a Brexit deal to be finalised and that the current situation may offer <a href=\"https:\/\/www.benhams.com\/news\/landlords\/are-the-buy-to-let-boom-days-really-over\/\" target=\"_blank\" rel=\"noopener\">the best opportunity<\/a> they will ever have to take that first step onto the housing ladder. Mortgage interest rates remain at a historic low, Help to Buy continues to offer significant financial benefits and weak house price growth means that the market is probably near the bottom of its current cycle.<br \/>\nOf course, affordability remains a key issue amongst first-time buyers in particular, as does the ability to raise enough money for the required mortgage deposit. Homes in Zone 1 are beyond the budget of all but the most affluent, but in Zone 2 outwards there are new developments in popular areas where buyers are able to find affordable homes.<\/p>\n<h2>Regeneration hotspots<\/h2>\n<p>One of these areas is Hayes Village, a new development from Barratt London which eventually will comprise 1300 homes on the site of the former Nestle factory in Hayes. Situated at the heart of major regeneration in the area, the development is a 10 minute walk from Hayes and Harlington Crossrail station which will take commuters to Bond Street in 20 minutes. <a href=\"https:\/\/www.benhams.com\/new-homes\/buy\/\" target=\"_blank\" rel=\"noopener\">New homes<\/a> will start to complete in summer 2020.<\/p>\n<h2>Boris as Prime Minister? How could this affect London property prices?<\/h2>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"alignright size-medium wp-image-16667\" src=\"https:\/\/www.benhams.com\/news\/wp-content\/uploads\/2019\/07\/downing-street-300x225.jpg\" alt=\"\" width=\"300\" height=\"225\" srcset=\"https:\/\/www.benhams.com\/news\/wp-content\/uploads\/2019\/07\/downing-street-300x225.jpg 300w, https:\/\/www.benhams.com\/news\/wp-content\/uploads\/2019\/07\/downing-street-768x576.jpg 768w, https:\/\/www.benhams.com\/news\/wp-content\/uploads\/2019\/07\/downing-street.jpg 960w\" sizes=\"auto, (max-width: 300px) 100vw, 300px\" \/>Boris Johnson currently seems to be the front runner in the Conservative leadership contest but what influence could he have on the housing market if he does become Prime Minister?<br \/>\nWe examined Boris\u2019 time as Mayor of London and looked at house price growth in the capital during his tenure. Over his two terms, house price growth in London grew by 58.4%, 43.9% higher than the UK as a whole.
