{"id":20683,"date":"2022-04-01T13:32:53","date_gmt":"2022-04-01T12:32:53","guid":{"rendered":"https:\/\/www.benhams.com\/news\/?p=20683"},"modified":"2025-12-05T06:17:29","modified_gmt":"2025-12-05T06:17:29","slug":"apr-2022","status":"publish","type":"post","link":"https:\/\/www.benhams.com\/news\/property-rental-market\/apr-2022\/","title":{"rendered":"Demand for London rental accommodation still at high levels"},"content":{"rendered":"<p><img loading=\"lazy\" decoding=\"async\" class=\"alignright size-medium wp-image-20693\" src=\"https:\/\/www.benhams.com\/news\/wp-content\/uploads\/2022\/03\/iStock-476098965-Tech-office-workers-WEB-1-300x201.jpg\" alt=\"\" width=\"300\" height=\"201\" srcset=\"https:\/\/www.benhams.com\/news\/wp-content\/uploads\/2022\/03\/iStock-476098965-Tech-office-workers-WEB-1-300x201.jpg 300w, https:\/\/www.benhams.com\/news\/wp-content\/uploads\/2022\/03\/iStock-476098965-Tech-office-workers-WEB-1-282x190.jpg 282w, https:\/\/www.benhams.com\/news\/wp-content\/uploads\/2022\/03\/iStock-476098965-Tech-office-workers-WEB-1.jpg 320w\" sizes=\"auto, (max-width: 300px) 100vw, 300px\" \/>Demand for rental properties in London shows no signs of slowing down.\u00a0 In fact, we\u2019re seeing quite the opposite, as quality enquries from professionals relocating here from overseas continues to rise, together with UK-based professionals already living here but looking for a move.\u00a0 Large tech and other companies are now asking their staff to return to their offices, with companies such as Apple, Google and Reuters setting deadlines for their employees to return at least two days a week from mid-April.<\/p>\n<p>The result is an influx of professional renters, each looking for a smart and well located place to call home.\u00a0 So the relocation market generally is strong, with large corporates continuing to move their staff to London \u2013 from sectors including tech, Fintech, banking and finance.<\/p>\n<p>But with demand outstripping supply, the stock of available properties remains fairly static.\u00a0 While new completions are taking place regularly it simply isn\u2019t enough to meet demand. \u00a0And we don\u2019t see an immediate solution to this <a href=\"https:\/\/www.benhams.com\/news\/property-rental-market\/feb-2022\/\">shortage of homes<\/a>.<\/p>\n<p>Of course, this is good news for landlords who are seeing their properties let very quickly, often with minimal void periods.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"alignright size-medium wp-image-20695\" src=\"https:\/\/www.benhams.com\/news\/wp-content\/uploads\/2022\/03\/Tenant-viewing-Mark-300x201.jpg\" alt=\"\" width=\"300\" height=\"201\" srcset=\"https:\/\/www.benhams.com\/news\/wp-content\/uploads\/2022\/03\/Tenant-viewing-Mark-300x201.jpg 300w, https:\/\/www.benhams.com\/news\/wp-content\/uploads\/2022\/03\/Tenant-viewing-Mark-282x190.jpg 282w, https:\/\/www.benhams.com\/news\/wp-content\/uploads\/2022\/03\/Tenant-viewing-Mark.jpg 320w\" sizes=\"auto, (max-width: 300px) 100vw, 300px\" \/>Most <a href=\"https:\/\/www.benhams.com\/property-to-rent\/\">rental apartments in London<\/a> are letting almost immediately, and many of <a href=\"https:\/\/www.benhams.com\/contact\/\">our branches<\/a> have waiting lists of referenced tenants ready to move as soon as possible, but as always, presentation and location is key.\u00a0 At the moment, some properties don\u2019t even reach our website and are let as soon as they complete or even before.\u00a0 Equally, when a tenant moves out we usually have a new tenant signed up and ready to move in immediately based on just a virtual viewing in some instances.<\/p>\n<h2>Over 80% of existing tenants renewing their leases<\/h2>\n<p>In most parts of London, tenancy renewals are therefore high, with over 80% of tenants renewing their leases and in some areas over 90%.\u00a0 Tenants are fully aware they won\u2019t be able to find a cheaper deal elsewhere.\u00a0 Some of those moving on are tenants who renewed or took out tenancies at the height of the pandemic when rents were much lower and are now struggling to afford current market rents.<\/p>\n<p>Many tenants are looking for longer tenancies \u2013 up to two years \u2013 to lock in current rents and give themselves greater stability, while others are keen to have a break clause, perhaps at six or 12 months, to retain flexibility.\u00a0 Each case is individual, depending on circumstances.<\/p>\n<h2>Rents back to pre-pandemic levels \u2013 or slightly more<\/h2>\n<p>Now, rents are increasing and are back to pre-pandemic levels or perhaps around 5% &#8211; 6% higher.\u00a0 And in a few locations, 10% -15% higher. For some tenants, this is now unaffordable and their only option is to find alternative accommodation somewhere more affordable.<\/p>\n<h2>High demand continues for rental properties across London<\/h2>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"alignright size-medium wp-image-20692\" src=\"https:\/\/www.benhams.com\/news\/wp-content\/uploads\/2022\/03\/City-iStock-1145057285-WEB-1-300x201.jpg\" alt=\"\" width=\"300\" height=\"201\" srcset=\"https:\/\/www.benhams.com\/news\/wp-content\/uploads\/2022\/03\/City-iStock-1145057285-WEB-1-300x201.jpg 300w, https:\/\/www.benhams.com\/news\/wp-content\/uploads\/2022\/03\/City-iStock-1145057285-WEB-1-282x190.jpg 282w, https:\/\/www.benhams.com\/news\/wp-content\/uploads\/2022\/03\/City-iStock-1145057285-WEB-1.jpg 320w\" sizes=\"auto, (max-width: 300px) 100vw, 300px\" \/>In the City and East London, we are seeing more movement in the <a href=\"https:\/\/www.benhams.com\/news\/property-rental-market\/\">rental market<\/a> as existing tenants consider a move for many reasons &#8211; although tenancy renewals remain high at over 75%.\u00a0 \u00a0Sometimes affordability is an issue, as we mentioned earlier, as rents are increasing to pre-pandemic levels.\u00a0 \u00a0\u00a0But some existing tenants are now ready to move on for other reasons \u2013 we recently had one New Zealand tenant who had been unable to return to New Zealand during their strict lockdown, but with the country opening up again, they are now able to return home.<\/p>\n<p>The East London rental market is dominated by professionals, particularly from finance, banking, Fintech and IT sectors.\u00a0 Budgets are solid across all these sectors.\u00a0 \u00a0We\u2019ve seen an increase in the number of professionals relocating to London but in particular, Indian professionals stand out at the moment \u2013 they\u2019re moving to the City and East London and have higher budgets than previously.<\/p>\n<figure id=\"attachment_20694\" aria-describedby=\"caption-attachment-20694\" style=\"width: 300px\" class=\"wp-caption alignright\"><img loading=\"lazy\" decoding=\"async\" class=\"size-medium wp-image-20694\" src=\"https:\/\/www.benhams.com\/news\/wp-content\/uploads\/2022\/03\/New-Market-Place-East-Ham-1-1-300x201.jpg\" alt=\"\" width=\"300\" height=\"201\" srcset=\"https:\/\/www.benhams.com\/news\/wp-content\/uploads\/2022\/03\/New-Market-Place-East-Ham-1-1-300x201.jpg 300w, https:\/\/www.benhams.com\/news\/wp-content\/uploads\/2022\/03\/New-Market-Place-East-Ham-1-1-282x190.jpg 282w, https:\/\/www.benhams.com\/news\/wp-content\/uploads\/2022\/03\/New-Market-Place-East-Ham-1-1.jpg 320w\" sizes=\"auto, (max-width: 300px) 100vw, 300px\" \/><figcaption id=\"caption-attachment-20694\" class=\"wp-caption-text\">New Market Place E16<\/figcaption><\/figure>\n<p>We are expecting several <a href=\"https:\/\/www.benhams.com\/new-developments\/\">new residential developments<\/a> to complete soon.\u00a0 In East Ham, E16, apartments at New Market Place, a Barratt London scheme, will be completing in the next few weeks and are ideal for young professionals looking for a high quality, stylish home on a budget.\u00a0 One bed flats are expected to achieve \u00a31,300 &#8211; \u00a31,400 per calendar month and two beds are projected at \u00a31,600 &#8211; \u00a31700 per month.<\/p>\n<p>The next phase of apartments at London Dock \u2013 Merino Wharf \u2013 is due to start completing later in April, with rents of upwards of \u00a3650 per week for a one bed and over \u00a3800 per week for a two bed.\u00a0 Rents here will always command a slight premium because of its Zone 2 location and proximity to the City.<\/p>\n<h2>Central and South West London<\/h2>\n<p>Across central and South West London, our branches rental properties are letting immediately, usually at full asking rental.\u00a0 Developments such as <a href=\"https:\/\/www.benhams.com\/new-developments\/white-city-living-london\/\">White City Living<\/a> and <a href=\"https:\/\/www.benhams.com\/new-developments\/television-centre-london\/\">Television Centre<\/a> remain extremely popular and demand is high.\u00a0 We have more enquiries than properties available so when flats become vacant they let very quickly, with rents back to pre-pandemic levels.\u00a0 With availability so limited, renters are looking ahead and signing a lease on a property that won\u2019t be available for perhaps a couple of months.\u00a0 We\u2019ve already seen enquiries coming in from international students, much earlier than we would normally expect as most international students have heard how competitive the London rental market is right now.<\/p>\n<figure id=\"attachment_20690\" aria-describedby=\"caption-attachment-20690\" style=\"width: 300px\" class=\"wp-caption alignright\"><img loading=\"lazy\" decoding=\"async\" class=\"size-medium wp-image-20690\" src=\"https:\/\/www.benhams.com\/news\/wp-content\/uploads\/2022\/03\/C.2-300x201.jpg\" alt=\"\" width=\"300\" height=\"201\" srcset=\"https:\/\/www.benhams.com\/news\/wp-content\/uploads\/2022\/03\/C.2-300x201.jpg 300w, https:\/\/www.benhams.com\/news\/wp-content\/uploads\/2022\/03\/C.2-282x190.jpg 282w, https:\/\/www.benhams.com\/news\/wp-content\/uploads\/2022\/03\/C.2.jpg 320w\" sizes=\"auto, (max-width: 300px) 100vw, 300px\" \/><figcaption id=\"caption-attachment-20690\" class=\"wp-caption-text\">Nova, Victoria SW1<\/figcaption><\/figure>\n<p>In Victoria SW1, the <a href=\"https:\/\/www.benhams.com\/new-developments\/the-nova-building-london\/\">Nova Building<\/a> is another rental hotspot, while south of the river, our <a href=\"https:\/\/www.benhams.com\/estate-agents\/nine-elms\/\">Nine Elms branch<\/a> is letting apartments as soon as the previous tenants vacate, or even beforehand with tenants waiting and ready to move in.<\/p>\n<p><a href=\"https:\/\/www.benhams.com\/nine-elms\/\">Flats to rent in Nine Elms<\/a> are achieving full market rental and again are back to pre-pandemic levels or slightly higher.\u00a0 We have waiting lists of tenants keen to rent a property as soon as it becomes available but with over 90% of tenants renewing their leases, stock availability is low.\u00a0 This lack of stock is a real problem but we do have some new apartments completing soon.<\/p>\n<p>Prospect Place, the next phase at iconic Battersea Power Station, is completing soon \u2013 we have had several instructions here and have received full asking rent offers on new apartments before completion.\u00a0 Rents being achieved are \u00a3600 per week for a studio or \u00a3920 for a two bed apartment.\u00a0 We also have several instructions at DAMAC Tower which complete soon and at 9 Millbank (Berkeley Group), a luxurious riverside <a href=\"https:\/\/www.benhams.com\/new-developments\/the-courthouse-london\/\">development in Westminster, SW1<\/a>.<\/p>\n<h2>West London demand peaks<\/h2>\n<p>Our <a href=\"https:\/\/www.benhams.com\/estate-agents\/west-london\/\">West London lettings branches<\/a> continue to see strong demand and, as a result, shortages of good rental properties continue.\u00a0 At <a href=\"https:\/\/www.benhams.com\/new-developments\/fulham-reach-london\/\">Fulham Reach in Hammersmith<\/a> there have been several completions recently and these flats have been snapped up immediately.\u00a0 We currently have no vacant properties here!\u00a0 Tenants understand the market and realise there is little room for negotiation with landlords.\u00a0 Many applicants are looking for an 18 or 24 month tenancy to give them some stability.\u00a0 Tenancy renewals are over 80% so most tenants are choosing to stay in their current home rather than risk trying to find somewhere else in this crazy market.<\/p>\n<p>Our branches in Berkeley schemes such as Dickens Yard, Kew Bridge and Imperial Wharf are reporting similar scenarios, with very few flats and apartments available and new instructions letting immediately.\u00a0 Here around 90% of existing tenants are renewing their leases.<\/p>\n<figure id=\"attachment_20696\" aria-describedby=\"caption-attachment-20696\" srcset=\"https:\/\/www.benhams.com\/news\/wp-content\/uploads\/2022\/03\/the-green-quarter-300x201.jpg 300w, https:\/\/www.benhams.com\/news\/wp-content\/uploads\/2022\/03\/the-green-quarter-282x190.jpg 282w, https:\/\/www.benhams.com\/news\/wp-content\/uploads\/2022\/03\/the-green-quarter.jpg 320w\" sizes=\"auto, (max-width: 300px) 100vw, 300px\" \/><figcaption id=\"caption-attachment-20696\" class=\"wp-caption-text\">The Green Quarter<\/figcaption><\/figure>\n<p>New property developments such as <a href=\"https:\/\/www.benhams.com\/new-developments\/the-green-quarter-london\/\">The Green Quarter in Southall<\/a> are being snapped up and we are awaiting completions of flats at Grand Union in Alperton and Western Circus in Acton for which we now have waiting lists. All very encouraging for our clients who have purchased rental investment properties here.<\/p>\n<h2>North London and North West London<\/h2>\n<p>Our <a href=\"https:\/\/www.benhams.com\/estate-agents\/north-london\/\">North\/NW London branches<\/a> are very busy, with <a href=\"https:\/\/www.benhams.com\/new-developments\/beaufort-park-london\/\">Beaufort Park in Colindale<\/a> reporting that they have very little stock available.\u00a0 Renters have had to change their strategy and plan further ahead than usual \u2013 they are now looking for rental properties that will not be available for three or four months.\u00a0 There are increasing numbers of professionals moving to Beaufort Park \u2013 companies that didn\u2019t take on new employees during the pandemic are now starting to hire again in large numbers.\u00a0 We had a number of instructions at the new building, Finlay House, recently and these rented instantly.<\/p>\n<p>In <a href=\"https:\/\/www.benhams.com\/highgate\/\">Highgate<\/a> and <a href=\"https:\/\/www.benhams.com\/hampstead\/\">Hampstead<\/a>, properties are in such short supply that we frequently see more than 10 applicants per property.\u00a0 Stock levels are improving a little though and we hope to see more new instructions by the summer.\u00a0 There are new flats completing at <a href=\"https:\/\/www.benhams.com\/new-developments\/woodberry-park-apartments-london\/\">Woodberry Park<\/a>, N4, <a href=\"https:\/\/www.benhams.com\/new-developments\/alexandra-gate-london\/\">the Clarendon<\/a>, N8, and Tottenham Hale, N17, and we expect our instructions here to let very quickly, probably even prior to completion.<\/p>\n<h2>Call your local Benham &amp; Reeves branch for a free market appraisal<\/h2>\n<p>We have waiting lists of fully referenced tenants waiting to move into a new rental home over the next few months.\u00a0 If you have a property completing soon or one that is about to become vacant, contact your local <a href=\"https:\/\/www.benhams.com\/contact\/\">Benham &amp; Reeves branch<\/a> for a free, up-to-date market appraisal.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>Demand for rental properties in London shows no signs of slowing down.
