peak summer season for the <a href=\"https:\/\/www.benhams.com\/news\/property-rental-market\/\">London rental market<\/a> and demand continues to grow, adding to the severe shortage of rental properties in the Capital.\u00a0 Across our 19 London lettings branches, we are desperately short of stock, as many apartments are letting within a couple of hours and in some cases just minutes.\u00a0 Often we are letting a new rental property as soon as it goes onto our website, often without a physical viewing.<\/p>\n<p>This strong tenant demand and the ongoing shortage of supply is keeping rents high, with many properties letting for up to 10% more than before the pandemic and in some <a href=\"https:\/\/www.benhams.com\/estate-agents\/central-london\/\">central London locations<\/a>, we are seeing increases of 15%.\u00a0 \u00a0Clearly, landlords do not need to negotiate in this frenetic market.\u00a0 In fact, many tenants are now putting in above asking rent offers in order to outbid other applicants.<\/p>\n<p>The shortage of rental properties is so severe that we urgently need to speak to landlords with vacant properties to let \u2013 either brand new flats loading=\"lazy\" decoding=\"async\" class=\"alignright size-medium wp-image-20981\" src=\"https:\/\/www.benhams.com\/news\/wp-content\/uploads\/2022\/07\/Student-Girl-work-iStock-1353754647-WEB-300x200.jpg\" alt=\"Student-Girl-work\" width=\"300\" height=\"200\" srcset=\"https:\/\/www.benhams.com\/news\/wp-content\/uploads\/2022\/07\/Student-Girl-work-iStock-1353754647-WEB-300x200.jpg 300w, https:\/\/www.benhams.com\/news\/wp-content\/uploads\/2022\/07\/Student-Girl-work-iStock-1353754647-WEB.jpg 312w\" sizes=\"auto, (max-width: 300px) 100vw, 300px\" \/>International students are back in force, taking up university places that they may have deferred for one or even two years.\u00a0 With numbers back to pre-pandemic levels, this is creating a surge in enquiries as students look to find a rental property in time for the start of the new term in September.\u00a0 We expect this high level of student demand to continue right through until the end of October.<\/p>\n<p>The shortage of <a href=\"https:\/\/www.benhams.com\/property-to-rent\/\">rental properties in London<\/a> and soaring demand has made headlines around the world so students have been planning ahead more than ever before.\u00a0 They were viewing properties online or asking UK-based family or friends to view a property on their behalf so they could pay their holding deposit and secure a home quickly, several weeks before they plan to move in, if necessary.\u00a0 \u00a0\u00a0Usually, they\u2019ll have done their research well in advance and be aware of the <a href=\"https:\/\/www.benhams.com\/new-developments\/\">new-build property developments<\/a> they want to live in so they\u2019ll be fairly familiar with the location, specification and amenities nearby.<\/p>\n<h2>What are students\u2019 priorities in their rental accommodation?<\/h2>\n<p>Typically, most students wish to be within a 15 to 20 minute walk of their university campus and ideally they prefer not to have to use public transport.\u00a0 They have good budgets and a detailed \u00a0wish- list of requirements.\u00a0 As well as close proximity to their campus, they typically want to live in a safe neighbourhood and in a development with good security, ideally with a 24 hour concierge.\u00a0They like good amenities such as a gym and a swimming pool and facilities such as cafes and bars not too far away.<\/p>\n<h2>Tenancy renewal rates at an all-time high<\/h2>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"alignright size-medium wp-image-20979\" src=\"https:\/\/www.benhams.com\/news\/wp-content\/uploads\/2022\/07\/image012-300x200.jpg\" alt=\"Tenancy renewal rates at an all-time high\" width=\"300\" height=\"200\" srcset=\"https:\/\/www.benhams.com\/news\/wp-content\/uploads\/2022\/07\/image012-300x200.jpg 300w, https:\/\/www.benhams.com\/news\/wp-content\/uploads\/2022\/07\/image012.jpg 312w\" sizes=\"auto, (max-width: 300px) 100vw, 300px\" \/>Across London, tenancy renewal rates remain extremely high, and in many areas over 90% of our current tenants are renewing their existing leases.\u00a0 The difficulties in finding a new rental property in this highly competitive market and the costs involved in moving, mean that most existing tenants find it much simpler and cheaper to stay where they are.\u00a0 Of course, this doesn\u2019t help ease the shortage of rental properties so this is another challenge for all <a href=\"https:\/\/www.benhams.com\/contact\/\">letting agents in London<\/a>.<\/p>\n<h2>Longer tenancy agreements becoming the norm for many<\/h2>\n<p>In this crazy rental market, with competition so fierce, many new applicants are requesting\u00a0 longer tenancies than previously, perhaps two or even three years.\u00a0 This clearly gives them stability and saves them the stress of competing for a new home, when there is currently very limited choice.<\/p>\n<p>It\u2019s also clearly good news for landlords who retain a continuity of rental income, with no void periods (although these are minimal at the moment).\u00a0 Most existing tenants are happy to accept a rent increase in line with current market conditions when renewing their tenancy, as this still tends to be less than if they were taking on a new tenancy for a new property.<\/p>\n<h2>Rental demand across London<\/h2>\n<h2>The City and East London<\/h2>\n<p>Our <a href=\"https:\/\/www.benhams.com\/estate-agents\/london-city\/\">City<\/a> and <a href=\"https:\/\/www.benhams.com\/estate-agents\/east-london\/\">East London branches<\/a> have very limited stock, after a busy first half of the year and now an influx of international students looking to rent an apartment before the start of the university term in September.\u00a0 Most have no choice but to carry out online viewings from home and are renting the property in advance but not moving in until September. Budgets are good \u2013 typically up to \u00a3700 per week for a one bed flat, up to \u00a3750 per week for a two bed and up to \u00a31000 per week for a three bed, usually for sharers.\u00a0\u00a0 With limited stock, most properties are letting within hours.\u00a0 Around 70% of students are from China and the rest are a mix of nationalities \u2013 particularly India and the Middle East.<\/p>\n<figure id=\"attachment_20980\" aria-describedby=\"caption-attachment-20980\" style=\"width: 300px\" class=\"wp-caption alignright\"><img loading=\"lazy\" decoding=\"async\" class=\"size-medium wp-image-20980\" src=\"https:\/\/www.benhams.com\/news\/wp-content\/uploads\/2022\/07\/Makers-Building-1-Jasper-Walk-N1-7GZ-7-1-300x200.jpg\" alt=\"Makers Building\" width=\"300\" height=\"200\" srcset=\"https:\/\/www.benhams.com\/news\/wp-content\/uploads\/2022\/07\/Makers-Building-1-Jasper-Walk-N1-7GZ-7-1-300x200.jpg 300w, https:\/\/www.benhams.com\/news\/wp-content\/uploads\/2022\/07\/Makers-Building-1-Jasper-Walk-N1-7GZ-7-1.jpg 312w\" sizes=\"auto, (max-width: 300px) 100vw, 300px\" \/><figcaption id=\"caption-attachment-20980\" class=\"wp-caption-text\">Makers Building<\/figcaption><\/figure>\n<p>The new phase at London Dock, Merino Wharf, is now completing and has been very well received and is popular both with professionals and international students \u2013 we desperately need new instructions here.<\/p>\n<p>Demand is also exceptionally high at <a href=\"https:\/\/www.benhams.com\/new-developments\/royal-arsenal-riverside-london\/\">Royal Arsenal Woolwich<\/a> while at <a href=\"https:\/\/www.benhams.com\/estate-agents\/shoreditch\/\">250 City Road in Shoreditch, our branch<\/a> there reports strong demand, particularly from Chinese international students with good budgets.<\/p>\n<p>We currently have no apartments available for rent at 250 City Road, as all our properties are either let or tenants have renewed their tenancies. It\u2019s a real favourite with Japanese business expatriates and our <a href=\"https:\/\/www.benhams.com\/corporate-services\/japan-desk\/en\/\">Japan Desk<\/a> based here has many corporate tenants on their waiting list who are seeking a tenancy in the next 4-8 weeks. Another popular building is the Makers Building near Old Street N1, we recently took on a new rental instruction here and received 20 enquiries over a week \u2013 most from international students.<\/p>\n<h2>Central London, Zones 1 and 2<\/h2>\n<p>Rental demand is high across our <a href=\"https:\/\/www.benhams.com\/estate-agents\/central-london\/\">central London branches<\/a>, with little stock available and properties renting as soon as they reach our website.\u00a0 As I already mentioned, this is peak season for international students so demand really is exceptionally high.\u00a0\u00a0 Most are looking to move into a property in September but are renting a suitable flat immediately if one is available and our branch managers report never seeing such a crazily busy rental market with many applicants facing constant disappointment.<\/p>\n<p>The <a href=\"https:\/\/www.benhams.com\/estate-agents\/knightsbridge\/\">Knightsbridge<\/a> sales values have increased quickly in recent months so this has pushed some into the rental market.\u00a0 However, a surge of enquiries for conversions and new build apartments here cannot be met as we simply do not have enough stock to offer.<\/p>\n<figure id=\"attachment_20982\" aria-describedby=\"caption-attachment-20982\" style=\"width: 300px\" class=\"wp-caption alignright\"><img loading=\"lazy\" decoding=\"async\" class=\"size-medium wp-image-20982\" src=\"https:\/\/www.benhams.com\/news\/wp-content\/uploads\/2022\/07\/white-city-living-7-300x200.jpg\" alt=\"White City Living W12\" width=\"300\" height=\"200\" srcset=\"https:\/\/www.benhams.com\/news\/wp-content\/uploads\/2022\/07\/white-city-living-7-300x200.jpg 300w, https:\/\/www.benhams.com\/news\/wp-content\/uploads\/2022\/07\/white-city-living-7.jpg 312w\" sizes=\"auto, (max-width: 300px) 100vw, 300px\" \/><figcaption id=\"caption-attachment-20982\" class=\"wp-caption-text\">White City Living W12<\/figcaption><\/figure>\n<p>Budgets are good \u2013 in <a href=\"https:\/\/www.benhams.com\/estate-agents\/nine-elms\/\">Nine Elms Vauxhall, our branch<\/a> have apartments priced up to \u00a3800 per week which are letting instantly \u2013 whether a studio, one or two bed flat.\u00a0 Some students rent on their own but we are also seeing a lot of enquiries from sharers and are doing our best to accommodate where the development lease allows.\u00a0 At this price level, apartments are usually let before they go onto our website or within five minutes \u2013 literally!<\/p>\n<p>Another popular development, <a href=\"https:\/\/www.benhams.com\/new-developments\/white-city-living-london\/\">White City Living<\/a> in Shepherd\u2019s Bush where we have a <a href=\"https:\/\/www.benhams.com\/estate-agents\/white-city\/\">branch<\/a> on-site is equally busy and short of stock.\u00a0 This is another popular development with Japanese expatriates, as well as international students and local corporates working for tech firms along the M4 corridor and nearby.<\/p>\n<h2>North &amp; North-West London<\/h2>\n<p>Colindale\u2019s popularity with London\u2019s renters goes from strength to strength, both for the highly sought-after <a href=\"https:\/\/www.benhams.com\/new-developments\/beaufort-park-london\/\">Beaufort Park development<\/a>, which kicked off the area\u2019s regeneration back in 2006, to newer developments such as <a href=\"https:\/\/www.benhams.com\/new-developments\/colindale-gardens-london\/\">Colindale Gardens<\/a>.\u00a0 At Beaufort Park where we have a <a href=\"https:\/\/www.benhams.com\/estate-agents\/colindale\/\">branch on-site<\/a>, our lettings team is daily receiving circa 12 enquiries for every available property. Apartments are achieving asking rent and sometimes higher.\u00a0 Some landlords have been expanding their portfolios by buying in new buildings such as Finlay House, Farington House and Fairbank House &#8211; these new apartments are being snapped up by renters as they complete, often before they reach our website.\u00a0 Landlords are achieving good yields here as we have virtually zero void periods.<\/p>\n<p>At Colindale Gardens just across the road from our branch, we have several apartments at the newly completing Gladness House and these too are renting immediately.\u00a0 We are seeing a lot of activity from relocation agents looking to house young corporates and professionals tend to be looking for continuity when they rent a property, ideally looking for a two or three year lease.\u00a0 There\u2019s still a lot of demand from professionals working in the tech industry.\u00a0 And of course, student demand is also strong \u2013 both from international and UK-based students.<\/p>\n<p>In <a href=\"https:\/\/www.benhams.com\/london-area-guides\/highgate\/\">Highgate<\/a>, <a href=\"https:\/\/www.benhams.com\/london-area-guides\/hampstead\/\">Hampstead<\/a> and <a href=\"https:\/\/www.benhams.com\/london-area-guides\/dartmouth-park\/\">Dartmouth Park<\/a>, rental demand is high, with flats letting instantly.\u00a0 We simply can\u2019t replenish our stocks quickly enough.\u00a0 Applicants are competing for properties, whether studios, one, two or three bed apartments.\u00a0 Historically, rents are at an all-time high, with many flats letting for over their asking rental.\u00a0 For example, a one bed apartment at <a href=\"https:\/\/www.benhams.com\/new-developments\/highbury-square-london\/\">Highbury Stadium Square<\/a> recently achieved \u00a31800 per month, significantly above the usual guide price of \u00a31600\/\u00a31650 per month. Typically, a family house will go onto our website and we\u2019ll receive 10 enquiries in the first couple of hours.\u00a0 The first or second applicant will usually take it.\u00a0 Rents are 10% to 15% higher than before the pandemic, particularly in <a href=\"https:\/\/www.benhams.com\/hampstead\/\">Hampstead<\/a>.<\/p>\n<h2>West London<\/h2>\n<figure id=\"attachment_20978\" aria-describedby=\"caption-attachment-20978\" style=\"width: 300px\" class=\"wp-caption alignright\"><img loading=\"lazy\" decoding=\"async\" class=\"size-medium wp-image-20978\" src=\"https:\/\/www.benhams.com\/news\/wp-content\/uploads\/2022\/07\/Exterior-Imperial-Wharf-SW6-4-300x200.jpg\" alt=\"Imperial Wharf SW6\" width=\"300\" height=\"200\" srcset=\"https:\/\/www.benhams.com\/news\/wp-content\/uploads\/2022\/07\/Exterior-Imperial-Wharf-SW6-4-300x200.jpg 300w, https:\/\/www.benhams.com\/news\/wp-content\/uploads\/2022\/07\/Exterior-Imperial-Wharf-SW6-4.jpg 312w\" sizes=\"auto, (max-width: 300px) 100vw, 300px\" \/><figcaption id=\"caption-attachment-20978\" class=\"wp-caption-text\">Imperial Wharf SW6<\/figcaption><\/figure>\n<p>The West London rental market is also incredibly busy, both with professionals and international students.\u00a0 Our <a href=\"https:\/\/www.benhams.com\/estate-agents\/west-london\/\">West London branches<\/a> are all extremely short of stock and flats let almost immediately.\u00a0 International students are renting flats with a planned move-in date in September, and they\u2019re happy to take both furnished and unfurnished properties.\u00a0 \u00a0\u00a0Manhattan studio apartments, as well as one, two and three bedroom flats are popular in sought-after developments including Imperial Wharf, Sovereign Court and Fulham Reach.\u00a0 Budgets are good.\u00a0 Many students are about to start their university education at Imperial College, as well as the Royal College of Art, both local to Hammersmith and Fulham.<\/p>\n<p>Corporate professionals and new graduates are actively looking for new homes in West London while developments such as Dickens Yard in Ealing are always sought-after and now more so because of the nearby Elizabeth Line.
