{"id":20973,"date":"2022-08-02T07:32:37","date_gmt":"2022-08-02T06:32:37","guid":{"rendered":"https:\/\/www.benhams.com\/news\/?p=20973"},"modified":"2025-10-27T09:20:42","modified_gmt":"2025-10-27T09:20:42","slug":"london-property-market-buoyant-as-buyers-keen-to-complete-before-interest-rates-rise-further","status":"publish","type":"post","link":"https:\/\/www.benhams.com\/news\/property-sales-market\/london-property-market-buoyant-as-buyers-keen-to-complete-before-interest-rates-rise-further\/","title":{"rendered":"London property market buoyant as buyers keen to complete before interest rates rise further"},"content":{"rendered":"<p><img loading=\"lazy\" decoding=\"async\" class=\"alignright size-full wp-image-20990\" src=\"https:\/\/www.benhams.com\/news\/wp-content\/uploads\/2022\/07\/SHOW-FLAT-Plot-1226-Block-H-The-Imperial-Chelsea-Creek-Fulham-SW6-2FS-30-1.jpg\" alt=\"The-Imperial-Chelsea-Creek\" width=\"280\" height=\"187\" \/>The desire to <a href=\"https:\/\/www.benhams.com\/buy\/\">buy property in London<\/a> remains strong and the market is fast-moving.\u00a0Our <a href=\"https:\/\/www.benhams.com\/estate-agents\/\">London estate agents<\/a> have some good stock coming onto our books and we have very motivated sellers who are keen to make their next move.\u00a0 This will ease stock levels a little over the coming weeks however realistically we don\u2019t expect the impact to be significant and property shortages will remain a challenge.<\/p>\n<p>Demand is strong across London \u2013 from apartments in residential developments such as <a href=\"https:\/\/www.benhams.com\/properties-for-sale\/imperial-wharf\/\">Imperial Wharf<\/a> in West London to <a href=\"https:\/\/www.benhams.com\/properties-for-sale\/canary-wharf\/\">Canary Wharf<\/a> in East London, spreading to suburban areas as Londoners continue to move out to Zone 4 and beyond, to find the space they need.\u00a0The residential property market does quieten down in July and August as buyers and sellers take a summer holiday.\u00a0 But activity picks up significantly in September and we\u2019re pleased to be taking on these new instructions so we can replenish stocks ahead of the autumn.<\/p>\n<h2>Interest rate increases driving urgency to push through completions<\/h2>\n<p>So far, increasing interest rates and the rising cost of living are not having a noticeable impact on demand. \u00a0After all we are a nation of homeowners and other financial constraints tend not to reduce our desire to own our own home.\u00a0 In fact, as the cost of borrowing increases, many buyers are keen to push through their purchases as quickly as possible, before their mortgage offers expire and they are forced to lock into a mortgage interest rate notably higher than their previous one.\u00a0 In many areas, this is bringing a real sense of urgency to the <a href=\"https:\/\/www.benhams.com\/buy\/property-buying-process\/\">housebuying process<\/a>.<\/p>\n<p>Many of our current ongoing transactions are not part of a chain \u2013 some buyers are first-time buyers or have already <a href=\"https:\/\/www.benhams.com\/sold-house-prices\/\" target=\"_blank\" rel=\"noopener\">sold their previous property<\/a>, ready to move up the property ladder, while some are downsizing and are also ready to move quickly.\u00a0 Of course, the lack of a chain simplifies the buying\/<a href=\"https:\/\/www.benhams.com\/sell\/property-selling-process\/\">selling process<\/a> enormously.<\/p>\n<p>Realistically, the increasing cost of borrowing and the wider economic backdrop may dent confidence and cause buyer demand to cool later in the year, albeit gradually.\u00a0 Yet even as <a href=\"https:\/\/www.benhams.com\/new-homes\/for-sale\/\">new homes<\/a> come onto the market, stock levels are unlikely to rebalance the scales sufficiently so we expect property values to remain buoyant over the next few months.<\/p>\n<h2>Houses highly sought-after<\/h2>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"alignright size-full wp-image-20987\" src=\"https:\/\/www.benhams.com\/news\/wp-content\/uploads\/2022\/07\/23-Hollycroft-Avenue-Top-floor-flat-NW3-WEB.jpg\" alt=\"Houses highly sought-after\" width=\"280\" height=\"187\" \/>Houses continue to be extremely sought-after across London and throughout all zones and we desperately need more stock.\u00a0 The \u2018race for space\u2019 both inside and out, remains a real trend and if budgets allow, a house is a priority. The current shortage of houses means that they usually sell very quickly.\u00a0In fact, we recently had a house for sale in Surrey Quays and carried out 17 viewings over three days.\u00a0The offers we then received were over the guide price.<\/p>\n<h2>Conveyancing delays causing some problems<\/h2>\n<p>High numbers of sales being agreed across the country have led to overwhelming demand for professional property services as buyers and sellers aim to push through their sales before mortgage interest rates rise.\u00a0 Surveyors and solicitors and in extremely high demand and the conveyancing process is currently taking three to four months, and in some cases up to six months, much longer than usual.<\/p>\n<h2>Overseas buyers returning<\/h2>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"alignright size-full wp-image-20989\" src=\"https:\/\/www.benhams.com\/news\/wp-content\/uploads\/2022\/07\/India-investor-Dhanvee.jpg\" alt=\"Overseas buyers returning\" width=\"280\" height=\"187\" \/>While domestic homeowners and investors continue to be the driving force in the <a href=\"https:\/\/www.benhams.com\/news\/london-property-market\/\">London property market<\/a>, we are seeing overseas buyers returning gradually.\u00a0 We are currently helping a number of Indian clients with their property searches as well as buyers from Singapore, Hong Kong and South East Asia generally, through our <a href=\"https:\/\/www.benhams.com\/international\/offices\/\">international teams<\/a>.
