It was their first overseas trip since the pandemic hit and it was great to return to a part of the world where we have so many clients, many of whom we\u2019ve worked with for years. We carried out numerous one-to-one meetings throughout our trip and it was exciting to meet old friends and newer clients, all of whom were keen to hear our analysis of how the <a href=\"https:\/\/www.benhams.com\/news\/london-property-market\/\">London property market<\/a> is performing.<\/p>\n<p>At each location our Directors visited, we held events that were extremely well attended; clearly, the enthusiasm to <a href=\"https:\/\/www.benhams.com\/buy\/\">buy London property<\/a> is undiminished. In Singapore, we were totally over-subscribed so our <a href=\"https:\/\/www.benhams.com\/international\/singapore\/\">local office<\/a> will be following up with those who missed the opportunity to meet us. It was also helpful for us to gain a deeper understanding of the reasons behind <a href=\"https:\/\/www.benhams.com\/news\/property-sales-market\/the-weak-pound-will-keep-encouraging-foreign-buyers-to-buy-london-property\/\">why investing in London property<\/a> is still popular. And a key point that emerged from many of our discussions is that buying a property for student children is a driving force amongst overseas buyers right now.<\/p>\n<h2>Education driving London property demand from overseas investors<\/h2>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"alignright size-medium wp-image-21293\" src=\"https:\/\/www.benhams.com\/news\/wp-content\/uploads\/2022\/11\/Imperial-College-London-University-iStock-1221041750-WEB-300x200.jpg\" alt=\"\" width=\"300\" height=\"200\" srcset=\"https:\/\/www.benhams.com\/news\/wp-content\/uploads\/2022\/11\/Imperial-College-London-University-iStock-1221041750-WEB-300x200.jpg 300w, https:\/\/www.benhams.com\/news\/wp-content\/uploads\/2022\/11\/Imperial-College-London-University-iStock-1221041750-WEB.jpg 734w\" sizes=\"auto, (max-width: 300px) 100vw, 300px\" \/>London is one of the most important education hubs in the world so for many overseas investors, a key objective in buying a property here is as a home for children who are planning to study here and subsequently begin their careers and make London their permanent home. But extraordinary rental demand and chronic <a href=\"https:\/\/www.benhams.com\/news\/property-rental-market\/london-rental-market-hits-record-rents-amid-property-shortage\/\">shortages of rental properties<\/a>, make finding a good rental property in the city extremely difficult.\u00a0 In fact, some students are living in <a href=\"https:\/\/www.benhams.com\/short-lets-london\/\">short-let accommodation<\/a> or even hotels, for two or three months, until they find a property.\u00a0 And clearly this isn\u2019t a cheap option. So many families who had been planning to rent a London property for their student children, are now planning to buy a flat in London instead, concerned that renting a flat is so difficult \u2013 and expensive.<\/p>\n<p>Increasingly, <a href=\"https:\/\/www.benhams.com\/property-for-sale\/\">buying a property<\/a> makes more financial sense and they are planning now for those university years in London.<\/p>\n<h2>Buyers focusing on areas close to Elizabeth Line stations<\/h2>\n<p>Of course, where to buy depends very much on budget.\u00a0 Ideally overseas buyers wish to purchase a property that is close to their child\u2019s chosen university but if they don\u2019t yet know where this will be, a location close to good a good Tube fare zone is essential.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"alignright size-medium wp-image-21162\" src=\"https:\/\/www.benhams.com\/news\/wp-content\/uploads\/2022\/10\/Liverpool-street-station-Crossrail-18-WEB-2-300x200.jpg\" alt=\"\" width=\"300\" height=\"200\" srcset=\"https:\/\/www.benhams.com\/news\/wp-content\/uploads\/2022\/10\/Liverpool-street-station-Crossrail-18-WEB-2-300x200.jpg 300w, https:\/\/www.benhams.com\/news\/wp-content\/uploads\/2022\/10\/Liverpool-street-station-Crossrail-18-WEB-2.jpg 680w\" sizes=\"auto, (max-width: 300px) 100vw, 300px\" \/>And that\u2019s where Crossrail\u2019s the Elizabeth Line, named after her late Majesty Queen Elizabeth II, is radically changing parts of London\u2019s commuter belt.\u00a0 The new line has slashed commuter times into the centre of London, and transformed residential areas across the city, bringing them into sharper focus for both investors and homeowners.
