And this, in part, explains why the London property market remains resilient despite interest rate rises and cost-of-living issues.<\/p>\n<p>Many investors are cash buyers \u2013 over half the buyers investing in Zone 1 properties pay cash so they\u2019re less impacted by wider economic uncertainty. They recognise the current situation is just another passing storm \u2013 and it will pass. So they\u2019re quick to spot a buying opportunity. When house prices soften, international investors move in \u2013 not just because of lower prices but in recent years because of the discounts offered by the weak pound.<\/p>\n<h2>The weak pound creates discounts for international investors<\/h2>\n<p>So for overseas buyers, London property offers excellent value right now. Historically, London property achieves excellent long-term capital growth. So while we may see relatively flat and slightly falling prices in the short term, (although this is against a backdrop of the frenetic activity following the pandemic), the potential for long-term capital appreciation remains strong. And this is driving most international investors.<\/p>\n<h2>Light at the end of the tunnel for borrowers?<\/h2>\n<p>For borrowers, mainly domestic buyers, there may be light at the end of the tunnel after months of interest rate rises.<\/p>\n<p>First, UK inflation has fallen again \u2013 down to 6.8% in the year to July (from 7.9% in June) and is now at a 15-month low.<\/p>\n<p>Second, some of the UK\u2019s largest lenders have started to cut mortgage interest rates, including Halifax, Nationwide, Natwest and HSBC. This may indicate that the major banks believe the Bank of England\u2019s interest rate may start to come down sooner than expected.<\/p>\n<p>So we expect buyers to continue their property-buying plans, but they may adjust budgets downwards, buying a smaller property in line with their smaller budget.<\/p>\n<h2>Average London home now costs nearly 14 times typical household income<\/h2>\n<p>A typical London property now costs 13.9 times the average household income, according to the Office of National Statistics (ONS). But this year we are seeing more activity than usual. Our <a href=\"https:\/\/www.benhams.com\/team\/sales\/\">London sales teams<\/a> are carrying out many more valuations than expected \u2013 buyers want their properties to be ready for the autumn upturn in demand. Buyers are looking for a deal in this softer market but many sellers are not desperate to sell so negotiations can take longer. But when they reach an agreement most sales are reaching completion, although taking longer than usual.<\/p>\n<h2>Good demand in London property hotspots<\/h2>\n<p>Property hotspots include <a href=\"https:\/\/www.benhams.com\/new-developments\/beaufort-park-london\/\">Beaufort Park in Colindale<\/a>, where competitively priced apartments often receive an offer after just one viewing.<\/p>\n<p>We\u2019ve also completed several sales in Watford, <a href=\"https:\/\/www.benhams.com\/area-guides\/watford\/\">Watford area guide<\/a> another popular location thanks to well-priced properties and good transport links.<\/p>\n<p>Our <a href=\"https:\/\/www.benhams.com\/estate-agents\/hampstead\/\">Hampstead<\/a>, <a href=\"https:\/\/www.benhams.com\/estate-agents\/canary-wharf\/\">Canary Wharf<\/a>, <a href=\"https:\/\/www.benhams.com\/estate-agents\/nine-elms\/\">Nine Elms<\/a>, and <a href=\"https:\/\/www.benhams.com\/estate-agents\/woolwich\/\">Woolwich offices<\/a> are busy concluding a number of sales this month and our Hampstead team has gained several excellent new instructions.<\/p>\n<h2>A new branch in Dartmouth Park<\/h2>\n<p>We\u2019re excited to announce that we\u2019ll be opening another new sales and lettings branch in September &#8211; in <a href=\"https:\/\/www.benhams.com\/estate-agents\/dartmouth-park\/\">Dartmouth Park<\/a>.
