{"id":9749,"date":"2017-01-13T10:20:53","date_gmt":"2017-01-13T10:20:53","guid":{"rendered":"https:\/\/www.benhams.com\/news\/?p=9749"},"modified":"2025-09-23T07:56:10","modified_gmt":"2025-09-23T06:56:10","slug":"new-licensing-regulations-for-landlords","status":"publish","type":"post","link":"https:\/\/www.benhams.com\/news\/landlords\/new-licensing-regulations-for-landlords\/","title":{"rendered":"New licensing regulations for landlords"},"content":{"rendered":"<p>Some London local authorities\u00a0are introducing new regulations requiring landlords to license their rental properties, a move which aims to improve standards in the private rented sector and ensure that properties are maintained to a certain level and kept in good condition. <!--more--><\/p>\n<p>The regulations vary between local authorities\u00a0but as a general rule, in order to be licensed, rental properties must reach certain standards in terms of gas safety, electrical safety, fire safety and\u00a0the quality of furnishings. Licences typically last for five years and cost upwards of \u00a3400 each. Each rental property will need a separate licence.\u00a0 A \u2018selective\u2019 licence is one which applies to properties in certain areas or streets. An \u2018additional\u2019 licence applies to some Houses in Multiple Occupation (HMO).<\/p>\n<p>Landlords using our <a href=\"https:\/\/www.benhams.com\/services\/property-management\/\" target=\"_blank\" rel=\"noopener\">property management services<\/a> can rest assured that we will take care of any new licensing arrangements requi<img loading=\"lazy\" decoding=\"async\" class=\"alignright wp-image-9753\" src=\"https:\/\/www.benhams.com\/news\/wp-content\/uploads\/2017\/01\/Corporate-images-at-Fuhlam-Reach-77-900x600.jpg\" alt=\"Document\" width=\"250\" height=\"167\" \/>red on their behalf.\u00a0 Those landlords undertaking their own property management should contact their local authority\u00a0to find out what they should do next.<\/p>\n<h2><strong>Barnet<\/strong><\/h2>\n<p>Barnet\u2019s licensing scheme applies to HMOs, as well as camping and caravan sites.<\/p>\n<p>For more information go to:<\/p>\n<p>https:\/\/www.barnet.gov.uk<\/p>\n<h2><strong>Ealing<\/strong><\/h2>\n<p>From January 1<sup>st<\/sup> 2017, landlords in Ealing need to obtain an additional licence for any HMO which has two storeys or more and is occupied by four or more people. Selective licensing will also apply to homes in the wards of Acton Central, East Acton, South Acton, Southall Green and Southall Broadway, where the Council believes the scheme will deliver the most benefits. Landlords will need a licence for each of their properties, and each licence will run for five years.<\/p>\n<p>The selective licence costs \u00a3500 and the additional licence \u00a31100 for each HMO plus \u00a330 for each habitable room.<\/p>\n<p>For more information go to:<\/p>\n<p>https:\/\/www.ealing.gov.uk<\/p>\n<h2><strong>Fulham and Hammersmith<\/strong><\/h2>\n<p>A new, selective licence will be needed from 5<sup>th<\/sup> June 2017 for rental properties in certain streets and an additional licence for HMOs will also be required.<\/p>\n<p>The selective licence will cost a flat fee of \u00a3540. The additional licence will cost around \u00a31400 depending on the number of habitable rooms.<\/p>\n<p>For more information go to:<\/p>\n<p><a href=\"https:\/\/www.lbhf.gov.uk\/housing\/private-housing\/property-licensing-landlords-and-letting-agents\" target=\"_blank\" rel=\"noopener\">https:\/\/www.lbhf.gov.uk<\/a><strong>\u00a0<\/strong><\/p>\n<h2><strong>Lewisham<\/strong><\/h2>\n<p>Lewisham\u2019s licensing scheme applies only to HMOs that require mandatory licences and have three storeys or more, five or more people in more than one household, and shared facilities such as bathrooms and cooking facilities. It will also apply to any HMO above commercial premises.<\/p>\n<p>Fees vary but start at \u00a3400 for a five year licence for landlords belonging to The London Landlord Accreditation Scheme.<\/p>\n<p>For more information go to:<\/p>\n<p>https:\/\/www.lewisham.gov.uk<\/p>\n<h2><strong>Newham<\/strong><\/h2>\n<p>Newham was the first Borough to introduce licensing and charges \u00a3500 for a selective licence and \u00a3850 for an additional licence for an HMO. The Borough is requesting permission from the Government to introduce a wider selective scheme to include a further 12 wards.<\/p>\n<p>HMOs may need an additional licence from April 2017.<\/p>\n<p>https:\/\/www.redbridge.gov.uk<\/p>\n<h2><strong>Tower Hamlets<\/strong><\/h2>\n<p>From October 1<sup>st<\/sup> 2016, all privately rented properties in the areas of Whitechapel, Weavers, Spitalfields and Bangla Town need to be licensed.
