{"id":507,"date":"2021-07-06T14:47:41","date_gmt":"2021-07-06T13:47:41","guid":{"rendered":"https:\/\/www.benhams.com\/press-release\/?p=507"},"modified":"2022-12-26T06:50:59","modified_gmt":"2022-12-26T06:50:59","slug":"homebuyer-demand-up-across-prime-london","status":"publish","type":"post","link":"https:\/\/www.benhams.com\/press-release\/buying\/homebuyer-demand-up-across-prime-london\/","title":{"rendered":"Homebuyer demand up across prime London market in Q2"},"content":{"rendered":"<p>The latest Prime London Demand Index by leading lettings and estate agent, Benham and Reeves, has shown that homebuyer interest in London\u2019s \u00a32m+ market climbed 4% during the second quarter of 2021 when compared to the first three months of the year. <!--more--><\/p>\n<p><img decoding=\"async\" data-src=\"https:\/\/www.benhams.com\/press-release\/wp-content\/uploads\/2021\/07\/pembridge_villas_9-300x200.jpg\" alt=\"Pembridge Villas\" width=\"300\" height=\"200\" class=\"alignright size-medium wp-image-516 lazyload\" data-srcset=\"https:\/\/www.benhams.com\/press-release\/wp-content\/uploads\/2021\/07\/pembridge_villas_9-300x200.jpg 300w, https:\/\/www.benhams.com\/press-release\/wp-content\/uploads\/2021\/07\/pembridge_villas_9.jpg 768w\" data-sizes=\"(max-width: 300px) 100vw, 300px\" src=\"data:image\/svg+xml;base64,PHN2ZyB3aWR0aD0iMSIgaGVpZ2h0PSIxIiB4bWxucz0iaHR0cDovL3d3dy53My5vcmcvMjAwMC9zdmciPjwvc3ZnPg==\" style=\"--smush-placeholder-width: 300px; --smush-placeholder-aspect-ratio: 300\/200;\" \/>The index by Benham and Reeves analysed the ratio of homes listed for sale to those sold across the prime London market to identify where high-end homebuyer demand is at its highest, as well as how this demand has changed quarter to quarter. <\/p>\n<p><strong>\u00a32m+ prime market<\/strong><\/p>\n<p>The pandemic continues to have a clear impact on homebuyer demand at the top end of the London market, with Wandsworth (+25%), Hampstead (+12%), Highgate (+9%) and Islington (+9%) all seeing some of the largest increases in demand on a quarter to quarter basis. <\/p>\n<p>At 51%, Wandsworth is also home to the highest level of current homebuyer demand for homes valued at \u00a32m and above, with Wimbledon (50%), Barnes (46%), Chiswick (45%) and Putney (44%) also home to some of the highest levels of demand across the prime London market. <\/p>\n<p><strong>\u00a310m+ super-prime market<\/strong><\/p>\n<p>Across London\u2019s very top tier of the property market, demand has remained flat at 8% between the first and second quarters of this year. <\/p>\n<p>However, having seen no homes sold at this price threshold during Q1, Fulham (+50%), Hampstead (+24%) and Regents Park (8%) have seen some of the largest uplifts in demand during the second quarter of this year. <\/p>\n<p>This increased rate of demand also makes Fulham and Hampstead the hottest spots within the capital\u2019s super-prime market for current homebuyer demand, with Holland Park (21%) also ranking within the top three.<\/p>\n<p><strong>Director of Benham and Reeves, Marc von Grundherr, commented:<\/strong><\/p>\n<p>\u201cOngoing travel restrictions are continuing to prove problematic for many high-end, foreign homebuyers with their eye on a London property purchase.
