Watford area guide

Considered one of the happiest places to live in Britain, Watford is a popular hotspot for families, first-time buyers and overseas investors. The attractive neighbourhood is home to a stunning array of Victorian and Edwardian-era residences, villas, historic buildings, and numerous modern apartment developments.

Located on the Northern outskirts of London within Hertfordshire, Watford is an increasingly desirable location for professionals and families due to its superb transport links into the centre of London and highly top-performing schools nearby. Watford also benefits from a diverse selection of popular High Street shops, supermarkets, independent boutiques, cafes and restaurants. Another highlight is the hugely popular Warner Brothers Studios situated close-by in Leavesden, housing outstanding displays from the original Harry Potter filmsets planned across 350,000 sq ft of space.

Standing since 1908, the stunning 600-seat Edwardian theatre is the heart and soul of Watford. This theatre hosts a variety of plays, musicals, dances and open-air events that foster a community spirit. The popular Intu Shopping Centre also recently underwent a £180 million extension to boost the town’s immersive retail and dining experiences.

Families at Watford have access to a variety of high-performing schools and good connections to London-based Universities — many of which have been rated either Outstanding or Good by Ofsted.

The area blends the best of connected living with a high quality of life as it is close to the M25 and M1. Commuters can reach Heathrow Airport in around 31 minutes and Central London in 45 minutes.

Commuting by train into London from here is easier than commuting from many parts of London itself — with a journey into Euston taking only 20 minutes. Watford Junction station serves the London Underground, as well as Watford North and Bushey. Trains run to Baker Street and Liverpool Street every ten minutes.
