Leasing service

We have decades of expertise in property letting, management, tax assessment, accounting and furnishing rental investment properties. So, whether you’re looking for a complete lettings and management service or simply need some good advice about buying a property to let in London, we will guide you through the process, from rental assessments and legal aspects to furnishing, repairs, improvements, renovations, cleaning, check-in reports, inventories and tax advice.

Leasing and management procedure

Before completion

  • Instruct us to be your letting and management agent
  • Complete registration process
  • If handover and snagging is required, landlord needs to email developer/ solicitor with requisite authorisation

Upon completion

  • We will book the handover date with developer
  • Our Property Manager will follow up with a full report and photos
  • If you intend to furnish, we will update the furnishing company

After completion

  • Our leasing offices will market your flat and arrange viewings
  • When there is a confirmed offer, we will send the landlord our offer letter with full terms
  • If the landlord agrees to the offer, we will proceed with the tenancy agreement and reference the tenant (if applicable)
  • Property Manager will email the landlord to agree on the level of management float to be kept in account
  • Landlord signs the offer letter, tenancy agreement and agrees on the level of float with the Property Manager

Start of tenancy

  • Arrange for inventory check in
  • Our Vacation department will follow up with an inventory check in report
  • Arrange professional clean
  • Appoint the utility providers i.e electric, water, gas; register for council tax
  • Rent collection and ongoing property management

Two months prior to end of tenancy

  • Our leasing offices will confirm if the tenant intends to renew or vacate If the tenant wants to renew, we will try to negotiate a rental increase, if they want to vacate, we will remarket the property to find a new tenant

Vacation

  • We will arrange for inventory check out
  • Compare the check-in and check-out reports to assess any damage and arrange for deposit deduction if necessary
  • Arrange professional clean if required
