Whether it is building a career, seeking quality education or setting up and growing their business internationally, Indians are drawn to the UK and its capital. The lifestyle benefits and prospects of future relocation to London have led many Indians to invest and purchase properties across sought-after neighbourhoods.
2025 began with headlines of how Indian property owners in London had surpassed even Britons to become the biggest group of property investors in the UK capital after a leading developer released a report. While top Indian industrialists, entrepreneurs, and their likes own property portfolios worth hundreds of millions of pounds, savvy investors with budgets ranging from £300,000 and £500,000 are also a significant target group.
As apartment prices in outer London suburbs compete with prices in top Indian metros like Delhi and Mumbai, have Indians found a new property hub to diversify?
One of the top overseas buyer groups in London
Leading London-based property research firms put Indians among the top five non-resident property buyers in Prime Central London last year. With a 17% rise in UK real estate investment, driven mainly by HNIs and family offices, vibrant neighbourhoods like White City, Kennington, Southall and Canary Wharf have also become a popular choice among Indian buyers.
Most BTL companies and big-ticket purchases
Among foreign nationalities who set up the most number of BTL companies in the UK for holding residential properties, Indians topped the chart by registering 684 companies in H1 2025. Investors from India are also known to spend big, as the average property value of an Indian investor in the UK is £950,000. However, if you are looking for something more affordable, we have new homes in Reading, starting at less than £350,000.
Long-term returns, rental income and safety
The Office for National Statistics (ONS) reported an 85% growth in London’s property prices across the last 15 years, while average annual rents in Q1 2025 were up by nearly 10%. This potential of long-term returns, combined with attractive rental yields of almost 6% is what drives overseas investment. Furthermore, Indian investors who prioritise safety and financial stability appreciate the strong legal frameworks and sound policies of the UK.
Rise in student population and migration
Last year, over 140,000 Indian nationals received a student visa to study in the UK. Many of these students have parents who prefer private housing for their children over campus or rental accommodation. Owning a London property is also beneficial from a relocation perspective and can help avoid paying high rents for accommodation in the city.
