London in general also remains one of the UK’s most resilient rental markets, underpinned by international migration and corporate relocations. During the spring, our Corporate Services department recorded an 18% increase in housing enquiries from global companies and relocation agents. Many of these tenants remain in occupation for several years, providing landlords with longer tenancies, reduced void periods and more dependable rental income.

Demand for professionally managed homes is also at its highest with almost 98% of applicants expecting property management to be in place before they sign a lease. As part of our core service offering, we therefore highly recommend landlords consider this service if they want to attract a long-term professional tenant.

Excellent transport links continue to attract London commuters

High-tech companies continue to take up office space at rapid speed in the capital as London swiftly emerges as a primary European hub for AI research, development and corporate expansion. US tech firm Anthropic – the maker of AI system Claude – is already attracting world talent as it offers hotel-style working space at its Triton Square building. As a result, we are recording a lot of interest for rental accommodation around Kings Cross, Euston and Fitzrovia now known as the “knowledge quarter”. Enquiries are therefore, increasing for properties along the Northern Line which makes Hendon an increasingly attractive option as professionals who want fast access can be at Kings Cross station within 19 minutes while enjoying more competitive rents.

Tenant demand strong at Hendon’s new Silkstream development

Although the Renters’ Rights Act has prompted some shifts in tenant behaviour, the rental market in Hendon NW4 and nearby NW9 remains robust. Interest continues to come from professional couples, sharers and young families who are increasingly discovering Berkeley St George’s Silkstream development due to its’ excellent transport links.

With more stock now available across Hendon, applicants have greater choice and are comparing options more carefully; however, the overall quality of specification and location at the Silkstream property development continue to set it apart. We are also seeing more families enquiring for larger apartments compared to earlier in the Spring with enquiries up 8 per-cent for 3 bed accommodation.

With greater choice now available across the area, tenants are comparing buildings, facilities, rental levels and overall value much more carefully before making a decision.

Hendon’s appeal continues to grow thanks to the area’s ongoing regeneration, improved public spaces and excellent transport links. Affordability and value for money still important to tenants

Our lettings team is increasingly finding that affordability and value for money are key priorities for prospective tenants. Parking also remains an important consideration, particularly for families and professionals who commute beyond central London. Homes for rent with a dedicated parking space are especially sought after, further enhancing their rental appeal and helping them stand out in an increasingly competitive market.

As Hendon continues to evolve we expect demand to remain robust for high-quality professionally managed homes in the months ahead. With two lettings branches nearby, our lettings team are able to advise on local rents and our local services include furnishings for rental properties, lettings, management and property resales.
