Our longstanding relationship with the leading UK residential developer, Countryside, continues to flourish as they regularly enlist the expert services of our chosen furnishing design partner. A recent project involved the home staging of a two bedroom apartment at their New Avenue development in North London.

The client’s marketing strategy required the property to be furnished to a standard that would ensure instant buyer appeal. It could then be used as a key driver in a series of concentrated sales drives. For this to happen, the project would also have to adhere to a precise budget and an agreed timescale. From consultation to interior design through to furniture installation, our teams delivered on all fronts with time to spare.

Retail investors tend to make decisions based on long-term investment potential as well as value for money. For homebuyers, value is also a priority so creating a show home that purchasers can see themselves living in, buys into this. As Countryside were familiar with the quality of our design partner’s work and the thoroughness of their installation techniques, they felt confident enough to request a number of refinements. Following on from these consultations, a look was devised that was both aspirational and welcoming. Centred around a coherent furniture package, an imaginative colour palette and a creative mix of accessories, our client could present viewers with a compelling snapshot of contemporary living. The result was a show home that consistently converted viewings into serious enquiries.

Work-from-home features were a key selling point

The aforementioned refinements included upgraded lighting fittings throughout, boutique flourishes in the bedrooms, and furniture that could accommodate a variety of work-from-home situations. The Gold Furniture Package served as a space-saving and cost-effective foundation for a number of home office modifications.

This directly strengthened the property’s rental appeal, and was of particular interest to prospective landlords and overseas buyers who intend to rent it out to professional tenants. Our design partners were allocated a three-week window in which they had to complete the project. They accomplished the task with customary professionalism, an eye for detail, and operational transparency.

The transformation of the apartment from empty shell to fully furnished, modern living space attracted considerable interest in itself but also served as a catalyst for similar refurbishment projects in the scheme.

The client was subsequently able to launch a sustained and profitable sales campaign, with the furnished apartment serving as tangible proof of the lifestyle and investment potential on offer to buyers and tenants alike.
