This October, we are proud to feature a contemporary one bedroom apartment at Beaufort Park as our Let of the Month. Read on to find out why this new-build apartment was let within 48 hours of completion to a corporate tenant.
This tastefully-presented apartment is set in Goldhawk House, the brand-new phase at North West London’s transformational development, Beaufort Park. On receiving the keys from the developers, the apartment was furnished and let within 24 hours to a management consultant on a three-year lease. We had agreed on an offer a month prior to completion, which ensured there was absolutely no void period for the landlord. The tenant was eager to move into one of the latest buildings at the development and had waited for several months to find the right property to rent.
Goldhawk House is a brand-new building, the latest phase at the development. Staff at our Beaufort Park branch tell us demand is so high that a lot of apartments have fully referenced tenants with paid deposits and tenancies agreed in principle even before the owners have been handed the keys. In some instances the keys have had to be borrowed from the developers! In fact, half the apartments in this block have had tenancies agreed before completion. Investors can expect good rental yields of 4 to 5%. Many of the landlords in this building live overseas and rely on our local presence and management service, while most of the tenants we source are international students and corporate professionals coming to live in Colindale for the first time.
Beaufort Park is a popular residential destination with a host of lifestyle amenities which are a big draw to prospective tenants; including access to an on-site fitness suite comprising gym, swimming pool, spa, jacuzzi and free fitness classes for residents, landscaped gardens, on-site doctor’s surgery, Tesco Express, dry cleaners, restaurants, pub and cash points. Further benefits to residents include Sonos sound system in principal rooms, double glazing and low energy consumption while the building offers secure underground parking, video entry system, refuse shoots on each floor, CCTV security and automatic lifts. Colindale Tube station on the Northern Line is approximately a five minute walk away facilitating a half an hour commute into central London. Students of Middlesex University benefit from a convenient base, being just 12 minutes’ walk away, while the amenities of Mill Hill are located within a short drive. Nothing is more rewarding than receiving valuable feedback from our clients. Here’s what the landlord had to say:
“I am super impressed. The transaction completed on Thursday 25th August, you furnished it on the 26th, and the new tenants moved in on the 27th. All related activities such as snagging and pre-delivery were taken care of in an efficient manner. Isabella (Hong Kong office) helped with the non-resident withholding tax exemption, which I have since received. Service is most definitely at the five star level. The team is both professional and friendly, and therefore it’s a pleasure doing business with B&R. I look forward to a long and mutually beneficial working relationship.”
The tenant, who is a corporate consultant was extremely keen on a newly-built block and sent us this kind note:
“Benham and Reeves Residential Lettings service was exceptional in helping me find the right home and move in at the right time as per my needs. I would like to give a special thanks to Sam Shah who works at the Beaufort Park office for going out of the way and helping organise things for me. Truly high standards of service, and I wouldn’t ever go anywhere else. Thanks!”
Our Beaufort Park branch has been letting and renting homes at this sought-after development since 2010, and we take great pride in being the only on-site lettings agency. To find out more about the benefits of living at Beaufort Park, please do get in touch.
