While the entire project looks to cover areas across Ealing, Brent, Hammersmith and Fulham, Old Oak includes a 70-acre brownfield regeneration site near the upcoming Old Oak Common Station. With a new HS2 Station at Old Oak, the area is set for large-scale rental demand as it becomes a superhub in West London, connecting to major railway networks including the Elizabeth Line, Heathrow Express and GWR.

Considered the largest brownfield regeneration masterplan in West London, OPDC will together add over 25,000 new homes over the next decade and a half. These new homes will have high EPC ratings and low carbon footprints to meet the Mayor of London's sustainable development goals.

Improvement in connectivity to central London via the new Old Oak Common Station will boost rental demand in the area from diverse tenant groups, including students, working professionals and families.

The master plan also includes a £36m grant from the Government's Green Heat Network Fund to deliver a first-of-its-kind District Heat Network that uses low-cost, low-carbon waste from data centres to heat homes.

The USP of the HS2 hub at Old Oak is that residents will get 360-degree travel convenience, with Bond Street, Euston and Heathrow Airport just 10 minutes away, while Canary Wharf will be reachable in 20 minutes. 2.5m sq ft of commercial space will further boost employment, while over a kilometre of canal frontage is also being added for residents.
