London Property experts hold free Investment seminars in Singapore and Kuala Lumpur

Excellent capital growth, a buoyant rental market, favourable exchange rate and stable economic and political environment mean London property is favoured by investors worldwide. And with South East Asian buyers accounting for over half of new-build property purchases, London property experts Anita Mehra and Lynne Geeves of Benham & Reeves Estate Agents, one of central London’s largest independently owned property leasing agents, are holding a series of free property investment seminars in Singapore from April 5th – 7th and Kuala Lumpur from April 8th – 10th.

“International investors are a driving force in the London property market,” comments Anita, Managing Director of the leading London property leasing agency. “Buyers from Singapore, Malaysia, China and Hong Kong dominate, accounting for 51% of sales of new-build properties in central London, up from 47% in 2010. Rental demand for these new-build homes is high, with investors in developments on the fringes of prime central London achieving rental yields of 5% – 6%.”

“London property offers excellent potential for capital growth. The sales market is performing strongly, with sales prices for prime central London properties rising by around 50% since a post credit crunch low in March 2009. One leading UK property portal is reporting that in the last year alone, prime London house prices have risen by 16.5%. Hong Kong, Jakarta and Beijing are the only major global cities to have outperformed London in terms of price growth since the beginning of the financial crisis in early 2009.”

“And in terms of rental demand London is hard to beat,” continues Anita. “London has the UK’s largest concentration of renters, with 880,000 properties, doubling in the last 20 years. Population growth means that rental demand will rise further. London is expected to become the fourth largest city economy in the world by 2020, with its population set to rise by 810,000 by 2021. Yet the current housing shortage is expected to worsen, with some commentators predicting a 55% shortfall in rental properties over the next 10 years.”
