Getting your Trinity Audio player ready...

Wapping remains highly attractive to professional tenants due to its location offering fast access to both the City and Canary Wharf. The area’s village-like environment with premium lifestyle amenities, make it appealing to international executives on company-funded relocations. This is combined with a good choice of high quality professionally let and managed homes at London Dock, a Berkeley development that is popular with corporates.

Japanese executives are particularly attracted to London Dock, and we have a dedicated Japan Desk with a team of Japanese speakers to help get them settled into life here. So for investors, this translates into consistent demand, reliable tenant profiles and stable rental performance.

London Dock development

Boxwood Gardens at Saffron Wharf has seen more recent completions at London Dock and the response from tenants has been overwhelmingly positive. These latest apartments come with a range of upgraded features and the enhancement of Miele appliances as standard, which aligns well with the expectations of today’s energy-conscious and sustainability-minded renters. These premium features also help justify the slightly higher asking rents when compared to other local stock.

Reliable rents & tenancy renewals

Apartments with river views or south-facing aspects continue to let quickest despite their higher rents.

One-bedroom apartments continue to generate the highest requests, while interest in two-bedroom, two-bathroom layouts and furnished three-bedroom apartments from sharers are also being recorded in higher numbers. In contrast, demand for a parking space has declined year on year, indicating that tenants are increasingly comfortable relying on the wide range of transport options available locally.

Bell Cottage, Mews Street

We continue to achieve good rents for our landlords at London Dock and for well-furnished properties with professional property management in place we are achieving up to £3,315 per month for one-bedroom apartments; up to £5,300 per month for two-bedroom apartments (with 2 bathrooms); and for three-bedroom apartments we are achieving £7,500 to £9,000 per month, dependent on size, aspect, and number of outside terraces.

Tenant satisfaction remains notably high, reflected in our strong lease renewal performance which ended 2025 at 82%, outperforming the local average of 66%.

Furnishings are key to a fast let

London Dock continues to evolve, and we are looking forward to the next release which will be later this year at Jade Wharf. We have been providing a full letting and management service on-site at the development since the first completions in 2015 so we know all the buildings well and are well placed to assist investors who have bought in the coming phase.

With 9 out of 10 applicants requesting a fully furnished property to rent, we offer a range of in-house furnishing packages for all home sizes, making the process straightforward and efficient for property investors.

We would welcome the opportunity to speak with any London Dock owners who may be considering furnishing options or looking to let their property in the near future. Our lettings team are on-site to assist and can provide a free valuation of the rent you can expect to achieve.
