The perceived wisdom that sees London’s Zones 1 and 2 as the only exciting places to rent a property, has been debunked by the swift rise in popularity of Zone 4’s Colindale. There may not be the same concentration of wealth that you would expect to find in central London, but Colindale does have one commodity in abundance and that is space – lots of it.
Historically, the Royal Air Force and the Metropolitan Police have been major landowners in the area, so as they downsized, the property market in parts of Colindale underwent some fundamental changes. The net effect has been the freeing-up of unprecedented amounts of acreage for much-needed redevelopment attracting a new breed of tenants priced out of postcodes closer to the center of town.
A landmark development which entered the area in 2009, Beaufort Park occupies a convenient position situated within five minutes walking distance of Colindale Tube station. Served by the Northern Line, residents can be at their city desks in under half an hour. The line also divides into two at Camden Town, which allows passengers to access the West End without any complicated train swaps.
Set amongst eight acres of landscaped gardens, Beaufort Park is an impressively put-together collection of apartment buildings with its own shops, residents’ spa and on-site restaurants. To the north is Edgware Green, where smart new apartments have built on the site of a former housing estate. The development has good local amenities and Stanmore Tube station is nearby, served by the Jubilee line which provides a direct service via the West End right into Canary Wharf.
To the south of the A5 is Hendon Waterside, a Barratt scheme which overlooks the scenic Welsh Harp reservoir and is just around the corner from West Hendon Overground train station and Brent Cross Shopping Centre – one the UK’s first malls and the biggest in London before the arrival of Westfield.
